This Is River Trails

A New Kind of Neighborhood

Some places take a little explaining. River Trails is one of them, not because it's complicated, but because the things that make it worth talking about are the kinds of things you usually have to see for yourself.

So let's start at the beginning. River Trails is a residential land community located in the Pilgrim River corridor just south of Houghton, Michigan. It's a place where homesites are carved thoughtfully into mature northern hardwood forests and fields, where the river is close enough to hear, and where the life you've been imagining in the Upper Peninsula is actually available to create.

The Land

River Trails sits within one of the most protected natural corridors in the region. The Pilgrim River, a 13-mile cold-water trout stream, runs through the property and connects eventually to the Keweenaw Waterway and Lake Superior. Over 1,600 acres of preserved forestland surround the community, making this one of the most ecologically rich stretches of land in the UP. Private trails wind through the property and connect directly to the Michigan Tech Trails and Nara Nature Park, putting hundreds of acres of world-class terrain within walking distance of every home and homesite. Skiing, paddling, fishing, hiking: the outdoor life here isn't something you have to plan around. It's just what happens when you step outside.

The Community

River Trails is designed to be a neighborhood in the truest sense. Open fields and shared green spaces are woven throughout the property, giving residents room to gather and connect close to home. Homes are scaled with intention, built from natural and durable materials, and set into the land rather than imposed on it. A shared commitment to chemical-free stewardship and silent sports keeps the property quiet and the land healthy, for residents today and for generations to come.

The Location: Houghton County

Being at River Trails doesn't mean being away from everything. Houghton County is a small place with a lot of life in it, with local restaurants, live music, seasonal festivals, and Michigan Tech bringing energy and innovation to the area year-round. River Trails is an active part of that community, serving as a title sponsor of the Michigan Nordic Skiing High School Championship and a proud sponsor of the UP Health System Great Bear Chase Ski Marathon. This is a community that shows up.

The Vision

River Trails was founded by Don, Norman, and Andrew McLean. Don and Norman grew up in Houghton and know firsthand what makes the Keweenaw special. Don brings local roots with years of experience building master-planned communities, leaving the UP, building his career in Colorado, and coming back deliberately with a vision for what this place could be. That combination of deep local knowledge and hard-won development experience is visible in everything at River Trails, from the way the trails connect to the way the community is structured around the land rather than in spite of it.
